The Attitudes of a Successful Landlord

Inman frontIf you are a frequent visitor to Luke1428 you know I have an affinity for rental real estate. I purchased my first property five years ago, mistakenly paying a bit too much for it. At the time, I was very eager and let my excitement cloud my judgment on that purchase. I simply wanted to get started…that was all I cared about.

I’ve learned many things since then and survived my share of dark moments. You may remember my post from last fall about the nightmare I went through during my first eviction. Ending up in front of the county judge to settle that dispute was frustrating but valuable all at the same time.

Nobody should become a landlord without doing some serious reading on the subject. That will help eliminate some mistakes you could easily make. But head knowledge can only take one so far. Some things are only learned through experience.

Starting today, I’m going to devote one article per month to this topic. Hopefully I can give you some insight into what being a landlord is like and help you determine whether it’s right for you. Truth is, it’s absolutely not right for everyone.

If You Do Anything in 2014, Please Consider Receiving This Gift

How are those Christmas gifts working out for you? What level of satisfaction are you receiving from them?

Gifts are awesome! My wife and I just purchased a 100+ yr. old oak pedestal table for our kitchen eating area. We’ve been looking for a larger kitchen table for the family because the six of us were sitting so close we were knocking knees under the old one. Some nights it was just easier for me to eat standing up, plate in hand.

We are already receiving satisfaction from that table. We have physical space so we can breathe now. Our dinners are more relaxed. After only several meals, I can’t imagine eating dinner in the kitchen without it.

While it’s a great gift we’ve given ourselves and does provide a convenience, it’s just a thing.

A possession that won’t last.

An asset that does not fulfill any deep emotional need inside our soul.

People are always looking for assets - something to fill that void in their life.

How to Love Paying Bills and Going Christmas Shopping in 2014

Savings sinking into oceanThree weeks ago I’m standing in Target crossing off our list Christmas gift items we had already purchased. My wife, who had been looking at some kid clothes, comes up to me and says, “I’m having so much fun Christmas shopping this year!”

Amazed at her enthusiasm I said, “Who are you and what have you done with my wife?”

After giving me the duck face, she replied to my quip, “It’s just so much more fun when you have the cash to purchase the gifts.”

That comment was in my top 5 moments from this past Christmas. Knowing our money management system was enhancing our relationship and making such an emotional impact on my wife was priceless.

If you are wondering how we had the cash to pay for all our gifts, it’s not because we allocated that much more in our December budget than normal. We started saving for Christmas in January, using a tried but true concept known as a sinking fund.

Some Unforeseen but Realistic Drawbacks to Chasing Your Dream

thumbs downWhat’s that big goal you’ve set for 2014?

Perhaps the more penetrating question is are you adequately prepared to chase it?

We faced some scary moments three years ago when Kim (Mrs. Luke1428) and I began to discuss her big goal - a career change that would take her from classroom math teacher to CPA. Those initial discussions were exciting but filled with some indecision and apprehension about how to accomplish the task.

So like any good planner would do, we discussed our options and laid out the details for how the transition would take place.

Little did we realize how our plan would almost immediately get blown up.

Nor did we foresee other drawbacks that loomed on the horizon.

I’m not writing today to dissuade you from chasing that big dream. By all means, find your passion and go for it. However, I believe our tendency is to inadequately prepare for the drawbacks that come from chasing a dream. They crept up on us quite unexpectedly. When we finally realized what was happening, it took some time to deal with it.

I’m sure by now you have read countless posts about New Year’s resolutions. Did you make any this year? Perhaps the better question is, have you already broken some of them?

I’ll be honest with you…I haven’t made any yet. That feels weird for me because I’m all about setting and pursuing big goals. I had a whole host of them I worked towards and discussed all of last year on this blog.

Despite my lack-of-resolution status, I have determined that 2014 will be a year of letting go for me.
